With a bunch of recent snow, it is beginning to look a lot like winter in Crested Butte. The Nordic Center opened on Saturday with beautiful conditions and Crested Butte Mountain Resort opens with FREE skiing for everyone on Wednesday the 26th.
How’s the Market?
2014 surpasses 2013
The 3rd quarter of 2014 has been busy for real estate. We were well behind 2013 at the beginning of July, but as of the end of October we have finally surpassed the dollar volume of sales from last year. Usually we see a significant slowdown in November, but this year we continue to have a few people looking at things and have put 18 properties under contract so far this month.
We continue to see the number of properties that are offered for sale drop. This time of year is historically one of the lowest points for the number of listings and this year is no exception. We are seeing especially low numbers for homes, town homes & condos in the Town of Crested Butte.
If you are looking to buy something in the area it can be a challenge to find the right property to purchase right now. Buyers I am working with are often willing to wait and see if the perfect place will come on the market. This can be a good strategy, but it means you have to pay attention to what is happening in the market and be ready to act as soon as that “right thing” comes along. Also, prices are increasing so you can no longer expect to pay what the last guy did. Prices are on a slow, but steady increase and sellers are taking that into account. If you have a property on the market or are considering selling it is important to present your property in the best light. Most buyers are not in a hurry to buy something in Crested Butte so they can be picky. Often they would rather wait for the right property to come along than to buy something that isn’t exactly what they want. However, the rental market is very tough right now so some residents are considering buying something to live in instead.

This January Crested Butte will host a wonderful new concert event. January 14 – 18, the Songwriter’s Festival that has taken place the last couple of years has been expanded and is now the Mountain High Music Festival. Tickets are on sale now for the 3 days event where you will have a chance to see Robert Earl Keen, Lee Brice, Due West, Thompson Square and more. This year the focus is primarily country music, but the organizers are working with BMI to bring in artists from other genres in the coming years.
Gunnison Crested Butte Air Alliance
In addition to selling real estate and spending time with my family, I have been a part of creating a new non-profit organization to give businesses and individuals donate to help improve the air service into Gunnison Crested Butte Airport. The Gunnison Crested Butte Air Alliance is a new organization and we are still working out the details, but because of how the airlines operate today, it is necessary for resort communities to guarantee revenues to the airlines in order for them to fly to places like GUC. This will be a community-wide effort so look for more information about how you can get involved in my future newsletters.
This winter we have direct flights into GUC from Denver, Dallas, Houston & Chicago. Additional flights have been added during the busiest times (holidays and spring weekends) so it should be easier than ever to get here for a visit.
