You are considering selling your Crested Butte area property.  Maybe you aren’t using as much as you used to or planned to or  maybe it doesn’t make sense financially anymore, or maybe you want to get something different that will work better for you.   Those are all good reasons to at least look into whether or not it makes sense to list your property for sale.

Selling Your Home

The most important thing when listing your property for sale is to price it correctly.  Yes, you need to leave some room for negotiation, and yes, you don’t want to leave money on the table, but the fact is that potential buyers may not even see your home on the internet or in person if it is not priced correctly.  We are not a community of tract homes. Even in subdivisions with vacant lots for sale that are the same size, the location can make a big difference in the sales price.  While I can give you a general idea of what your property might sell for without seeing it, it is important for me to actually take a look at the property you are considering selling before a final opinion.

The inventory in certain segments of the market is down from the last few years and it is more of a sellers market.  However, buyers are still hesitant to pay more than the comparative sales seems to tell them they should. It is not possible to just pick a price that you want to get and have a buyer immediately.

Guide to Selling Your Home

Once I have met with you, viewed your home and completed a detailed Comparative Market Analysis, a listing price will be determined and a listing agreement will be signed.

Market Property – The marketing of your property will begin with a number of activities established by you and I. Coldwell Banker Mountain Properties offers many different ways to market your property.

Coordinate Showings – Open houses and showings will allow potential buyers a first-hand look at your home. I will coordinate all of the showings with you.

Once a potential buyer makes an offer on your home, I will contact you to review the offer and discuss next steps.

Negotiate Terms – I will work to negotiate the terms of the contract, always keeping your best interests in mind.

Inspections & Appraisals – Part of the offer and negotiations will include inspections and appraisals. I will communicate what’s needed during this phase of the process.

There could be more contract negotiations after the inspections and the appraisal. I will continue to work for you to keep the selling process moving.

Closing – It’s time to close and move on to your next adventure. Congratulations!!!

Never Finished – My job as your agent is never finished. While your home sale is complete, I will be a continued resource for home-related questions. I work to create a partnership with you so that while you and your family focus on packing for your move, we will handle the details of your home sale. I have the most up-to-date tools and resources to connect you with the right buyer for your home. I’ve also streamlined the negotiation process, allowing you to review and sign your documents from anywhere while still ensuring we get you the best possible price for your home.
